Choosing the right home inspection company is the most important part of the real estate transaction. Please take the time to review the links below because home inspectors are far from equal. We won’t be the cheapest. But if you do your research, you will see we are your best choice and best value.
It takes us about 3 hours to do the tests that we do (larger homes and homes with many issues do take longer). Add another 2 hours to write the report and the drive time and we have a complete day. This is why we only do one inspection a day per inspector and prepare the report that same day unless special arrangements are made. Keep this in mind when others say they can do two, or three inspections in a day. It is your house, your money, your family. You deserve the best.

Our base fee is $550.
There is a discount of $50 available if you post a photo of us doing what we do to our Yelp, Google, or Facebook business pages (one or all three) during the home inspection. That will reduce the fee to $500. This is for homes up to 2500 square feet. Fees increase $75 for every 500 square feet of the home thereafter.
We use equipment such as thermal imagers, moisture meters, combustion analyzers, drones, and black lights. Chicagoland Home Inspectors offers the most thorough home inspections (complete with warranties) in the entire Chicagoland area. Other items that affect our fees are listed below.0
- Add $75 for over 2500 square feet and an additional $75 for every 500 square feet over 2500.
- Subtract $100 for for condo buildings where we are not inspecting the roof or exterior. (highrises)

Radon $250
This test takes two to three days to complete. Our technicians place a continuous radon monitor in the home. The report is delivered the same day as when the machine is picked up. Please call, or text, to get the average readings in the zip code of your new home.

Sewer Scope $350
We will send a camera from the access point in, or in front of, the home to the street connection. We will record the video and place the video in the inspection report. You will be able to send a copy to a plumber to give you an estimate on the repairs. If we are unable to gain access to the sewer line, the fee will be removed from the invoice. The Sewergard Warranty is extended to 12-months when a sewer scope is preformed.

Chimney Scan $250
This price is for the first flue. Additional flue videos are $150 each. We will take a 360 video of the inside of the flue and the video will be added to the report. Our videos allow you to see entire inside of the flue. See sample videos on the chimney scan page.

Pool Inspection $350
Our Leak identification machine will determine if there is an active leak in the system. We may, or may not, be able to locate the leak. Many times these leaks are underground and can be costly to repair, or clients give up and just continue to add water. We will also need to run the pool equipment to properly perform this test. The inspection also includes proper bonding test for metals within the required bonding zone of a pool.

Irrigation System $150
The irrigation system needs to be connected and operating for this inspection to be preformed. We will operate all zones and verify visible damage to the system. Underground leaks do not always present themselves during this inspection period.

Mold Testing $330
This is the initial fee is for mold testing during the inspection. We only recommend that this test be preformed if you want to know the condition of the air that you breath. Each additional sample is $100. The testing starts with two air samples, one outside as a control sample, and the second is in the area of concern. Each air sample covers only one room or up to 800 square feet.

Repair Estimate Report $150
The Repair Estimate Report enables you to negotiate faster by providing cost estimates for items in your inspection report. HOW DOES IT WORK? After your inspection report is complete, your inspector uploads the report to Porch. Porch will deliver an itemized list of estimates based on your inspection report to you. You can review the estimates and plan on how to best handle the needed repairs.
Sometimes during negotiations an extended warranty is involved. The company that we work with has a special offer for our clients.
