Congratulations on your new home.

Please take the time to review the information below because home inspectors are different.

It takes us about 3 hours to do the tests that we do (large homes and homes with many issues do take longer) and another 2 hours to write the report. This is why we only do one inspection a day (per inspector) and prepare the report that same day unless special arrangements are made.
Our schedule is live online. You can find availability of slots by clicking the button below.

Our base fee is $550.

There is a discount of $50 available if you post a photo of us doing what we do to our Yelp, Google, or Facebook business pages (one or all three) during the home inspection.  That will reduce the fee to $500. This is for homes up to 2500 square feet. Fees increase $50 for every 500 square feet of the home thereafter.

We use equipment such as thermal imagers, moisture meters, combustion analyzers, drones, and black lights. Chicagoland Home Inspectors offers the most thorough home inspections (complete with warranties) in the entire Chicagoland area. Other items that affect our fees are listed below.

Please see our reviews on Yelp, Google and Facebook by searching for Chicagoland Home Inspectors (we have offices in Northbrook and Chicago). We conduct our inspections assuming you will leave a review after you receive our report. Reviews help us strive to be as thorough, professional, and accurate for you so we can earn those five stars.

We take great pride in our reviews.

Sometimes during negotiations an extended warranty is involved. The company that we work with has a special offer for our clients.

By clicking on the banner below, RWS will extend the warranty to 18 months.

The Simple Warranty by Residential Warranty Services represents the broadest coverage available in the market today. All options are included, no known preexisting conditions and they offer a best coverage guarantee. In fact, if you are ever denied coverage for a claim that can be verified eligible by any other policy they will either cover it or give you 100% of your premiums back. Pricing is based on a simple square footage system, and you’ll never experience any up-charges.

To see the complete details of this policy, please download their brochure here

If the sellers are paying for this policy, please copy and paste the banner below.

The offer of 18 months for 12 months is only valid if purchased through the link in the banner below AND Only if we do the inspection.

Again, we do want to work for you. We create the most detailed inspection reports and have the best equipment used by skilled professionals who are committed and passionate about their work. We do not believe that just anyone can do this job properly. That is why I personally approve every inspector who works under our name. I will not allow our reputation to be tarnished. We also provide the best warranties should that unpleasant surprise happen. Negotiating After the Home InspectionIf you would prefer to talk to a real person; my name is Charlie.
